DESIGNED ON A SPECULATIVE BASIS TO ACHIEVE A QUALITY BUSINESS PARK ENVIRONMENT.
iWolff was engaged to design and deliver this development on a Design and Construct basis to achieve a quality Business Park environment for this speculative industrial development.
This project utilises the adaptive reuse of the existing main building together with additional warehousing in this master planned development.
Retention of the existing building includes the expression of the internal steel frame together with numerous overhead mobile cranes. The building will be divided into a number of smaller warehouses whilst being extended with additional warehouses. The addition of corner elements to the street in the form of glazed mezzanine creates an expression for the entrance statements to the site.
Included in the business park is a cafe providing activation to the street as well as appropriate support facilities to the development. Additional warehousing will be provided the perimeter of the site adding a variety of unit sizes for flexibility of chalices to future tenants.
Creative engineering will be required to integrate the existing structure with the new including retention of the mobile cranes and achievement of clearances of the structure. Traffic engineering design will also play a significant role in achieving turning and clearances to enable the functionality of the development .
The result is a series of elegant gridded buildings juxtaposing the refurbished existing structure.
The development will be set in a secured well landscaped environment utilising indigenous species to compliment the Business Park environment.
